High-rise condominiums, Technology and Baby Boomers Are “Hot Topics”

LAKE FOREST, Calif. (June 20, 2006)— High-rise condominiums and urban infill projects, impact of electronic communication and baby boomers are “hot topics” among community managers. Debbie Evans, Chief Operating Officer of Professional Community Management (PCM), revealed industry trends at the “Yesterday, Today, and Tomorrow,” luncheon presented by California Association of Community Managers on June 1, 2006.
Southern California has seen a recent spurt of vertical growth in high-rise condominiums and urban infill projects as a result of population growth and increased land values. Developers can build vertical structures which include more units for considerably less land costs.
“High-rise condos are changing the scope of community management,” commented Evans. “They require a different service level, which includes concierge, full-time security and expanded management services.”
Evans also discussed the impact of electronic communication on customer service and homeowners’ expectations.
“New legislation has created significant changes in the way in which community managers conduct business and it has created a disparity between increasing costs and stagnant fees.”
A discussion was held regarding the impact of the Baby boomer generation reaching retirement age.
“Baby boomers are going to have a tremendous impact on the industry,” said Evans. “Community managers need to explore how they can get this vast group involved and how they can be a great asset to the community.”
