PCM's Community Management division provides the most comprehensive,
efficient management systems in the industry today. As our client,

Trained community managers provide a working partnership with the
board of directors to ensure values and quality of life in your
association.
Annual Calendar Plan
In our efforts to achieve this goal, we create an Annual Calendar/Action
Plan that will enable the manager and board of directors to work
together as a team in establishing and accomplishing the goals
and objectives of the board of directors. The regular use of
this type of yearly plan facilitates communication, ensures that
all disclosure requirements are met and assists in the board's
fulfillment of their obligations in accordance with the California
Civil Code.
Communications
We have found that it is imperative that clear, concise communication
be maintained with the board of directors as well as all homeowners
within the Association. All members of our management team are
uniquely skilled in conflict resolution and problem solving through
the use of effective communication. This clear communication
extends to the vendors working with your Association and is a
vital tool
in managing the Association's contracts.
Inspection Reports
On-site inspections create an important link between the manager
and the maintenance and enhancement of your community. Your
community manager, in conjunction with the appropriate on-site
staff, will
provide detailed reports of items noted or action needed.
Coordination with Vendors
We are confident that our approach to managing your Association
together with our highly skilled and well-trained management
team will promote a cohesive partnership with the board of
directors and the Association's contractors resulting in
a successfully
managed
community.
Your Manager
A qualified, experienced manager is critical to the success
of your community. We are zealous and meticulous in our
recruiting, screening, training and certification of the person
that
will become your manager.
Certification
It’s essential that you have more than just our word that
we have great managers. To that end, PCM requires that all of its
managers be Certified Community Association Managers (CCAM®)
or be actively working toward acquiring this prestigious designation
of the California Association of Community Managers. This certification
assures you that your manager will measure up to any challenge
that may arise. Many of our on-site managers have additional certifications.
Site Inspections
The on-site manager and/or staff will provide regular inspections
of the Association monitoring the progress of vendors and noting
CC&R violations and conditions within the Association.
Board Training
PCM provides quarterly training classes for our board member clients
on various issues including financial, reserve studies, budgeting,
investments, parliamentary procedures, conducting an effective
meeting, and working with your manager. In addition, we provide
each newly elected board member a “New Board Member Binder” which
includes specific information regarding your particular Association
as well as general information about how to be an effective board
member.
Board Meeting Assistance
One of the most important functions of PCM is helping board members
with their monthly board meeting. The president of the Association,
with the assistance of the on-site community manager, typically
facilitates the meeting. The PCM staff is highly trained in conducting
meetings, presenting pertinent and timely information and effective
communication.
